A real estate decision usually starts with a simple question: What is my home worth? Can I afford to move? Should I fix this before selling?

You don’t need to have the whole plan figured out before you ask. A useful first conversation should help you understand what to do next.

1. Start with what matters to you

Before looking at listings or talking about a list price, tell me what you want to accomplish. More room? Less upkeep? A different location? A clearer picture of your equity?

Those answers help us focus on your situation instead of sending information that doesn’t fit.

2. Turn the question into a working plan

For a homeowner, that might mean an Annual Property Analysis showing an estimated value range, nearby activity, and estimated equity based on the information available. If you’re considering selling, we can review estimated net proceeds separately. Equity and take-home cash are different numbers.

For a buyer, it might mean narrowing the search, identifying the features you need, and speaking with a lender about financing and total monthly costs. For a seller, it might mean comparing current competition and deciding which preparation projects deserve attention.

3. Leave with a clear next step

A good conversation doesn’t need to end with a commitment to move. It can end with a short list of questions, a maintenance project, a lender introduction, or a better understanding of why staying put fits your plans.

The goal is clarity. When you’re ready to make a decision, you should understand the options and the next action.
